Both bedrooms carry built-in joinery. Walls are plastered and painted. Living and dining areas take a suspended ceiling. The apartment is delivered unfurnished. That suits buyers who want to specify their own interior rather than inherit a developer package.

One parking bay on the lower ground or ground floor comes with the residence. Tower C runs three lifts, one of them a service lift.

Position within Tower C

First-floor placement gives this apartment something the upper floors cannot. The terrace sits close to the landscaped podium. The pool deck and gardens therefore read as an extension of the living space, not a view from altitude. Buyers who plan to use the apartment with family often prefer that relationship to the ground. So do owners who intend to let short-term.

The trade is height. Want the long horizon line over the water? The upper floors of Tower C and Tower D deliver it. Want three aspects and immediate access to the amenity deck? Unit 101 is the stronger buy.

Where AIDA sits

AIDA occupies a headland between Yiti and Yenkit, on the coast east of Muscat. The site rises high above the shoreline. That elevation is why the sea views hold, rather than fade behind the next building.

Nikki Beach Resort & Spa is one minute away. Yiti Beach is two. Muscat Bay, Jumeirah Muscat Bay and the Shangri-La all sit within seven minutes. Mutrah and the CBD are ten minutes. Muscat International Airport is twenty-five.

The masterplan is a joint effort. DarGlobal is the developer and seller. OMRAN, the Oman Tourism Development Company, is the land partner. It is a government company under the Oman Investment Authority.

Ownership, residency and payment

AIDA is an integrated tourism complex. Buyers of any nationality can therefore hold freehold title in their own name, with no local partner required. Ownership also entitles the buyer and immediate family to a renewable Omani residency visa. It is held for as long as the property is held. Oman levies no personal income tax and no inheritance tax in the applicable free zone.

The payment plan runs 20% on booking, then eight instalments of 10%. These fall at 6, 9, 15, 21, 27, 33 and 39 months from booking. The final 10% is due at completion. Payments run through the developer’s escrow account with Sohar Islamic in Muscat.

Resale is permitted once 40% of the price has been paid. On this schedule that is the third instalment. Budget separately for 5% VAT on each instalment and a 3% registration fee on completion. Service charges after handover are estimated at OMR 9 per sqm of built-up area.
