The layout runs to 641.53 sqft (59.6 sqm). It is compact and deliberately so. Ceilings still rise to a minimum of 2.7 metres in the living room and bedroom, which keeps the volume generous even at this footprint.

Floors are porcelain throughout. The bathroom takes marble-look porcelain, solid-surface countertops and a mirror. The kitchen arrives fitted with lacquer or laminate joinery and integrated appliances: fridge, dishwasher, cooker, extractor hood and stainless steel sink. The bedroom carries built-in joinery.

The case for buying at this level

Height is the variable that moves price hardest in a nine-storey building. Unit 712 sits near the top of Tower C but carries no sea frontage, so it prices at the bottom of the range while delivering the elevation most buyers are paying for.

That combination suits two buyers in particular. The first wants Omani residency and freehold title at the lowest capital outlay available. The second wants a lock-and-leave base near Muscat, used a few weeks a year and let the rest.

Understand the trade before you commit. You are buying a golf and pool outlook, not a sea one. If a water view is the point of the purchase, Unit 107 on the first floor is the one-bedroom to look at instead.

Where AIDA sits

AIDA occupies a headland between Yiti and Yenkit, on the coast east of Muscat. The site rises high above the shoreline, which is what gives the upper floors their reach.

Nikki Beach Resort & Spa is one minute away. Yiti Beach is two. Muscat Bay, Jumeirah Muscat Bay and the Shangri-La all sit within seven minutes. Mutrah and the CBD are ten minutes. Muscat International Airport is twenty-five.

DarGlobal is the developer and seller. OMRAN, the Oman Tourism Development Company, is the land partner. It is a government company under the Oman Investment Authority.

What owners receive

Residents share an infinity pool, a children’s pool, a gym, a kids’ play area, promenades and a viewing deck. Hiking, running and mountain bike trails run through the wider community. The scheme is gated with 24/7 security.

Owners also receive a complimentary social membership to the Trump International Golf Club Oman. That covers the pool, the fitness centre and the restaurants. Playing rights on the course are a separate golf membership.

Ownership, residency and payment

AIDA is an integrated tourism complex. Buyers of any nationality can therefore hold freehold title in their own name, with no local partner required. Ownership also entitles the buyer and immediate family to a renewable Omani residency visa. It is held for as long as the property is held. Oman levies no personal income tax and no inheritance tax in the applicable free zone.

The payment plan runs 20% on booking, then eight instalments of 10%. These fall at 6, 9, 15, 21, 27, 33 and 39 months from booking. The final 10% is due at completion. On this unit the down payment is roughly OMR 25,121. Payments run through the developer’s escrow account with Sohar Islamic in Muscat.

Resale is permitted once 40% of the price has been paid. On this schedule that is the third instalment. Budget separately for 5% VAT on each instalment and a 3% registration fee on completion. Service charges after handover are estimated at OMR 9 per sqm of built-up area.
