Unit 802 is a 3-bedroom, 3-bathroom layout at 202 m² (221 m² total), priced at MUR 28,717,000. Unit 803 adds a fourth bedroom across 204 m² (229 m² total), priced at MUR 29,770,000. Both sit on the same top floor. The rooftop amenities are on the doorstep rather than a lift ride away.

Why the eighth floor is different

Every other floor at Tower 38 holds several apartments. The eighth holds only these two. As a result, that changes daily life in small but real ways — less landing traffic, a quieter approach to the front door, and direct proximity to the rooftop pool, padel court and gym.

3 bedrooms or 4 — what the extra room buys

The two configurations differ by more than a single bedroom. Unit 803’s extra room and additional floor area suit a family that wants a genuine fourth bedroom, not a study labelled as one. By contrast, Unit 802 suits a couple or a smaller household who’d rather have more open living space than an extra enclosed room. Even so, the price difference between the two is a little over MUR 1M — modest, relative to the overall purchase.

Amenities at Tower 38

Both penthouses include app-controlled smart-home fittings. Residents also share access to a rooftop infinity pool, a padel court and a gym elsewhere in the building. Investment case: residency and exclusivity together

Unlike the standard 3-bedroom plan, neither penthouse configuration sits anywhere near the residency threshold. Instead, both clear it with room to spare. So for a buyer who wants the Mauritius residence permit and space, this is the type built for that brief.

Ownership, eligibility and cost of entry

Mauritius’s G+2 scheme covers Tower 38. It applies to ground-plus-two-storey buildings open to non-citizen buyers, subject to prior approval from the Economic Development Board (EDB). The minimum purchase price is MUR 6,000,000, and both penthouse configurations clear that many times over. Registration duty for non-citizen buyers is 10%, effective from 1 July 2026 under the Finance Act 2025. Even so, Mauritius levies no annual property tax, no wealth tax and no capital gains tax on individual owners.
