A second plan, at 84 m², adds a bathroom and starts at MUR 11.95M, topping out at MUR 12.95M. Since the size difference between the two is modest, that second bathroom is often the deciding factor.

Two bathrooms or one — what the difference actually buys

A two-bathroom apartment in Phoenix, Mauritius is still unusual at this price point. That’s what makes the 84 m² plan worth a closer look. For a couple or a solo owner running the apartment as a short let, a single bathroom is plenty. A second bathroom changes the calculus for a family, or for two unrelated guests sharing the unit on a longer booking — no queuing before a morning flight. The price gap between the two plans is under MUR 1.5M at the low end. That’s a reasonable upgrade to model against the extra rental flexibility a second bathroom typically unlocks.

Amenities at Tower 38

Residents share a rooftop infinity pool, a padel court and a gym. The developer has also built six ground-floor units for a physiotherapist, nutritionist, wellness pharmacy, organic shop, artisan bakery and café. As a result, day-to-day errands happen downstairs rather than across town — a prescription, a loaf of bread, a physio appointment. Every apartment comes with a covered terrace and app-controlled smart-home fittings (Domotics) as standard, on either plan.

Built for Sodnac, Phoenix — not the coast

Sodnac sits close to the geographic centre of Mauritius, not along its coastline. The pitch here is daily convenience rather than a sea view. That means easy reach of the motorway network, schools and the island’s main commercial districts. Even so, owners aren’t cut off from the coast entirely — 2Futures’ own 2Beach Club in Péreybère is available for weekends.

Investment case: flexible enough for family or short-let use

This type spans two configurations, so it suits two different buyers without much overlap between them. A short-let investor can take the 78 m² plan and keep the outlay closer to the building’s entry price. Alternatively, a family or a buyer prioritising resale flexibility can lean into the 84 m² plan’s second bathroom. Either way, the smart-home fittings support self-managed check-in, so neither plan needs an on-site manager to run as a rental.

Ownership, eligibility and cost of entry

Mauritius’s G+2 scheme covers Tower 38. It applies to ground-plus-two-storey buildings open to non-citizen buyers, subject to prior approval from the Economic Development Board (EDB). The minimum purchase price is MUR 6,000,000, and both 2-bedroom plans clear that comfortably. Neither, however, clears the separate residence-permit threshold (an indicative USD 375,000). A buyer asking about residency should be pointed toward the 3-bedroom garden-terrace unit or a penthouse instead. Registration duty for non-citizen buyers is 10%, effective from 1 July 2026 under the Finance Act 2025. Even so, Mauritius levies no annual property tax, no wealth tax and no capital gains tax on individual owners.
