The standard plan runs 130 m² (138 m² total) and is priced at MUR 17.95M. A rarer garden-terrace version is also 130 m² internally. With its private open garden included, it reaches 179–180 m² total, priced at MUR 19.6M. Also, both configurations share the same interior layout. The terrace plan simply adds outdoor space the standard plan doesn’t have.

Standard versus garden terrace — the residency question

Mauritius grants a residence permit to non-citizens who buy property above an indicative USD 375,000 threshold. At MUR 17.95M, the standard plan converts to roughly $380,000. That’s right at the line, and close enough that the exchange rate on signing day can push it either side. By comparison, the garden-terrace plan, at MUR 19.6M (about $415,000), clears the threshold with real margin. For a buyer who specifically wants the residence permit, that gap is worth paying for. For a buyer who doesn’t need it, the standard plan does the same job for less.

Amenities at Tower 38

Every apartment includes app-controlled smart-home fittings and a covered terrace as standard. Beyond the apartment itself, residents can use a rooftop infinity pool, a padel court and a gym. In addition, the ground floor adds a curated retail row. A physiotherapist, nutritionist, wellness pharmacy, organic shop, artisan bakery and café are all built into the same development.

Built for Sodnac, Phoenix — not the coast

Sodnac isn’t a beach suburb. Instead, it sits close to the geographic centre of Mauritius, built around motorway access, schools and the island’s main commercial districts. For a family actually relocating rather than just investing, that proximity often matters more than a coastline does. Investment case: a home first, an asset second

Unlike the smaller unit types at Tower 38, this spacious apartment in Mauritius reads less like a short-let play. It reads more like a genuine family residence. Three bedrooms support a household living in Mauritius full time, not just visiting. The residence permit attached to the garden-terrace plan reinforces that. It’s built for someone planning to actually be here, not only to own here.

Ownership, eligibility and cost of entry

Mauritius’s G+2 scheme covers Tower 38. It applies to ground-plus-two-storey buildings open to non-citizen buyers, subject to prior approval from the Economic Development Board (EDB). The minimum purchase price is MUR 6,000,000, and both 3-bedroom plans clear that by a wide margin. Registration duty for non-citizen buyers is 10%, effective from 1 July 2026 under the Finance Act 2025. Even so, Mauritius levies no annual property tax, no wealth tax and no capital gains tax on individual owners.
