Before reserving, request a fresh written offer that explains when each amount falls due, whether the reservation is credited, and which evidence establishes completion of each milestone.
Ask your independent Indonesian lawyer to review the land title, lease, extension mechanism, foreign buyer position, zoning and handover provisions alongside the commercial schedule. The earlier 25 + 60 year leasehold description must be tested against the actual documents; an extension cannot be assumed simply because it appears in marketing material.

The project imagery and earlier villa particulars show private outdoor and pool areas. The Ocean View Villa is also described with a rooftop area. Confirm the dimensioned plan, pool size, furnishings and specification for that exact residence.
Are the projected rental returns guaranteed?
No. Historical or modeled occupancy and nightly rates are assumptions, not assured income. Request a current cash-flow model, management contract, operating costs, tax treatment and independent review before relying on a yield.
