Beyond the Golden Visa
Spain's property-based Golden Visa is no longer available. Buyers weighing residency alongside a Tierra Viva purchase should understand the current legal position before assuming the old rules still apply.
The Investor Visa Route Is Closed
Spain permanently ended its property-based residency route on 3 April 2025, under Organic Law 1/2025. Buyers who applied before that date keep their status and renewal rights, but new applications tying a real estate purchase to residency are no longer accepted — buying a home in Spain does not by itself grant any right to live there.
Residency Now Runs Through Other Routes
Non-EU buyers who want to relocate typically look at Spain's Non-Lucrative Visa (proof of passive income, no investment or property requirement, but a 183-day-a-year residence commitment and no local work) or the Digital Nomad Visa for remote employees and business owners. Neither is tied to purchasing property.
