Aquino at Al Marjan Island
A low-rise collection of 29 one-, two- and three-bedroom apartments, with rooftop leisure amenities and an expected handover in Q2 2027. The latest supplied inventory lists one 1-bedroom residence and the project’s sole 3-bedroom residence.

Small collection. Clear unit mix. A more residential scale.
Aquino is deliberately compact by Al Marjan Island standards: 29 apartments in total, comprising 19 one-bedroom homes, nine two-bedroom homes and a single three-bedroom residence. The building is organised over five residential floors, with shared amenities concentrated at roof level rather than spread across a large resort-style podium. The latest BNW inventory supplied to Tropical Riviera lists two units: a 1-bedroom residence on the first floor and the project’s sole 3-bedroom residence on the fifth floor. For buyers comparing the growing RAK waterfront pipeline, that smaller scale and current unit choice are among the project’s most relevant characteristics.
A project to compare, not simply to promote
Aquino stands out less for scale than for its compact 29-residence format, defined unit mix and rooftop amenity arrangement. For an international buyer, however, those features only become meaningful when they are compared with other Al Marjan Island and Ras Al Khaimah opportunities on price per square foot, payment exposure, building density, position, view, contractual inclusions and intended use.
That is where Tropical Riviera adds value. We can review Aquino alongside alternative projects rather than presenting it as the automatic answer, then narrow the choice to the unit and transaction structure that best fit the buyer’s objectives.

How we assess the purchasePlaced within RAK’s established waterfront corridor
Aquino sits on Al Marjan Island in Ras Al Khaimah, within the same coastal district as a growing concentration of hospitality, residential and leisure development. For practical orientation, published project material provides indicative travel times to several of the island and emirate’s principal destinations.
Travel times are developer-stated estimates and can vary with traffic and route conditions.
Two residences currently shown as available
The latest BNW inventory report supplied to Tropical Riviera lists one one-bedroom residence and the project’s sole three-bedroom residence. The two-bedroom typology remains part of Aquino’s 29-home collection, but no two-bedroom unit appears in this current inventory snapshot.

The schedule continues beyond handover
Aquino’s published payment structure is not a simple construction-stage plan. A portion continues for twelve months after completion, which can matter for cash-flow planning and should be read alongside the SPA, handover conditions and any assignment restrictions.
20% on booking, followed by eight 5% instalments at three-month intervals through month 24.
A further 20% is scheduled when the project reaches completion.
Four 5% instalments are scheduled at 3, 6, 9 and 12 months after completion.
This is a summary of the published payment structure, not a substitute for the reservation form or SPA. Payment dates, late-payment clauses, handover definitions and any resale/assignment conditions should be checked against the buyer’s final contract before funds are committed.
Most of the amenity value is concentrated on the roof
The roof plan places the swimming facilities, pool deck and outdoor gym together, while the ground floor handles arrival, reception, lounge and parking access. That separation gives the residential floors a simpler role: homes above, shared leisure at roof level, and arrival functions below.
Neutral finishes, large glazing and adaptable layouts
The interior design language is restrained rather than ornamental: pale stone-effect surfaces, warm timber tones, integrated lighting and large areas of glazing. The brochure describes the interiors as modular and adaptable. We would still confirm the final finish schedule, appliances, fitted joinery and furnishing package for the selected unit rather than infer inclusions from the renders alone.
Images are developer renderings and are illustrative. Final dimensions, materials, fittings and furnishings are governed by the contractual specification.
Our work starts where the brochure stops
A buyer does not purchase “Aquino” in the abstract; the buyer purchases a specific apartment under a specific contract. Tropical Riviera therefore moves the conversation from project marketing to unit selection, commercial comparison and transaction due diligence before a reservation decision is made.
Unit-specific availability
Exact unit number, floor, orientation, view, internal area, balcony area, parking allocation and current price.
Reservation and SPA terms
Booking amount, cancellation terms, payment dates, delay provisions, handover definition and resale or assignment conditions.
Specification and inclusions
Final finishes, kitchen appliances, sanitaryware, joinery and whether a furnishing package is contractually included for the chosen unit.
Ownership and registration
Confirmation that the selected property is registered within the applicable Ras Al Khaimah freehold framework and that the buyer’s ownership route is clear before deposit.
Running costs and exit conditions
Service-charge estimate, management requirements, projected completion timing, resale restrictions and the likely buyer / tenant audience at exit.
