A buyer should still ask what comparable completed property costs, what owners actually pay in service charges, how the area performs outside the launch narrative, and whether the future resale audience is broad enough.

Why Resales Matter in a Buyer Search

Resale property is often underrepresented in international property marketing because new developments are easier to package and advertise globally. Yet completed resales can be highly relevant to a buyer who values evidence over projections.

With a resale, the buyer can inspect the actual building, landscaping, neighbours, road access and common areas. Service charges already exist. Management quality is visible. In a mature development, there may also be comparable asking prices and rental history against which the purchase can be tested.

That does not make every resale better than a new property. It simply means resale stock deserves to be considered on equal terms when it fits the buyer's ownership route.

Off-Plan Property Still Has a Place

Some buyers prefer new-build or off-plan property because of design, payment schedules, warranties or the opportunity to enter a project earlier. We do not exclude those options. We compare them against completed alternatives and assess the additional construction, delivery and market risk.

Independent Legal and Notarial Review

Real estate representation is not a substitute for legal advice. The notary is central to title verification, deed preparation and completion, while specialist legal, tax, banking or immigration advice may be required depending on the transaction.

Our role is to identify issues early, organise the information required by the professionals involved and keep the transaction moving through the correct sequence. Where an ownership structure or foreign-buyer rule is material, we do not treat a sales brochure or verbal assurance as the final authority.

How Fees and Agency Relationships Should Be Treated

Agency relationships and remuneration should be transparent before a buyer commits to a property. Depending on the transaction, an agency may be remunerated by a seller, developer, cooperating broker or under a buyer-side arrangement. The relevant relationship should be disclosed rather than hidden behind the language of "free advice."

The important point for the buyer is understanding who the brokerage represents in the particular transaction, how it is remunerated and whether any commercial relationship limits the available search universe.
