Buying Dubai property without ever travelling is a legally recognised, well-used route — the Dubai Land Department accepts power of attorney documents for the full purchase and registration process. But the paperwork chain has real steps and real timelines, and most delays come from buyers underestimating the attestation process, not from anything wrong with the property itself.

Two types, one clear default

Special POA vs General POA

For a single property purchase, a Special (or Specific) POA is the standard and safer choice — it limits your representative's authority to exactly what you specify.

A Special POA should specify the exact property (DLD plot number, title deed or Oqood number), the authorised actions (sign the SPA/MOU, pay fees, collect the title deed), a maximum price, and an expiry date. Have a lawyer review the draft before notarisation.
If you're signing outside the UAE

The attestation chain, step by step

  • Draft the POA with a UAE property lawyer, in Arabic or bilingual Arabic–English
  • Notarise it locally in your country of residence
  • Apostille or attest it through your home country's Ministry of Foreign Affairs (or equivalent)
  • Have it attested by the UAE Embassy or Consulate in your country
  • Complete final attestation with the UAE Ministry of Foreign Affairs (MOFAIC) once in the UAE, or via your representative

Skipping any step in this sequence renders the POA invalid for DLD purposes — there's no shortcut once a step is missed, only starting that step over. This is the single biggest source of delay for remote buyers, and it's almost always avoidable with early planning.

Budget 15 to 30 business days for the full chain, and start it as soon as you've identified a property rather than after signing the reservation form — the attestation timeline runs independently of the property transaction timeline, and the two need to be coordinated.

Your POA holder attends the DLD Trustee centre, signs transfer forms, collects or delivers manager's cheques, and finalises registration on your behalf. Options typically include a trusted family member, your real estate agent (where the brokerage permits it), or a property lawyer.

For higher-value transactions, a lawyer is generally the safer choice — they carry professional liability insurance that a family member or agent typically doesn't, which matters given the representative is signing binding documents on your behalf.

  • Execute a notarised cancellation at the Dubai Courts Notary Public or via the e-Notary platform
  • Revocation fees at the public notary run approximately AED 100–200
  • If the POA was previously used or registered for a transaction, the cancellation must also be registered with the DLD
