Most of what 2Futures has built over the last two decades sits on the coast. Tower 38 doesn't — it's close to the geographic centre of Mauritius, and the pitch leans into that rather than apologising for it: proximity to work, schools and the motorway network, over a sea view.

The building tapers as it rises under a "3/8 silhouette" — a broad podium on the lower floors narrowing to a two-unit crown on the eighth, with a short row of ground-floor shops facing the street. Every apartment gets a covered terrace as standard; the Ground and 1st floors add a private open garden terrace on top of that, the reason two otherwise-identical plans can carry different price tags.

What clears the residency threshold — and what doesn't

Tower 38 is sold under Mauritius's G+2 scheme — ground-plus-two-storey apartments open to non-citizens, with a minimum purchase price of MUR 6,000,000, subject to prior approval from the Economic Development Board (EDB).

Separately, a Mauritius residence permit tied to property ownership generally requires an indicative purchase price of at least 375 000 USD. That threshold is priced in dollars, so which units clear it shifts with the exchange rate.

As of 1 July 2026, registration duty on foreign purchases under these schemes doubled from 5% to 10%, under the Finance Act 2025. Mauritius still levies no annual property tax, no wealth tax and no capital gains tax on individuals.
