This 1 bedroom apartment at Tower 38 Mauritius is the lowest entry price into a nine-level development in Sodnac, Phoenix — a smart-home, short-let-friendly building at the geographic centre of the island rather than on its coast.

This 1 bedroom apartment at Tower 38 Mauritius

At 59 m² (63 m² including the covered terrace), the plan is priced flat at MUR 7.95M regardless of floor. That consistency makes it the most affordable new-build apartment in a G+2-eligible development in the Phoenix area, not just within Tower 38 itself.

Amenities at Tower 38

Beyond the apartment itself, residents get a rooftop infinity pool, a padel court and a gym. In addition, six ground-floor units are earmarked for a physiotherapist, nutritionist, wellness pharmacy, organic shop, artisan bakery and café — an amenity base most apartments at this price point in Mauritius don’t come with. Every apartment also includes a covered terrace as standard, regardless of floor plan.

Smart-home fittings

Alongside the building amenities, each apartment ships with app-controlled smart-home fittings (Domotics) — lighting, climate and access managed from a phone rather than a wall panel. That’s a genuinely useful detail for an owner who won’t always be on the island. As a smart home apartment in Mauritius, it sits in a small but growing category of new-build stock built with self-management in mind from the outset, rather than retrofitted after the fact.

Built for Sodnac, Phoenix — not the coast

Most new-build apartments for sale in Phoenix, Mauritius market themselves against the coastline a short drive away. This one, however, doesn’t try to compete with that pitch: Sodnac sits close to the geographic centre of the island, within easy reach of the motorway network, schools and the main commercial districts — daily convenience over a sea view. For owners who want the coast on weekends, 2Futures’ own 2Beach Club in Péreybère is included.

Investment case: short-let and Airbnb potential

The developer markets Tower 38 as short-let friendly, and this plan suits that use case well. A single bedroom, for instance, is easier to manage remotely than a larger unit, while the smart-home fittings support self-check-in without an on-site manager. Combined with the sub-$200K entry price, that keeps the capital outlay low relative to the building’s other types. For a buyer specifically searching for an Airbnb apartment in Mauritius as a first rental property, this is the lowest-friction entry point in the building — not the largest yield per square metre, but the smallest cheque to write.

Ownership, eligibility and cost of entry

Tower 38 is sold under Mauritius’s G+2 apartment scheme — ground-plus-two-storey buildings open to non-citizen buyers, subject to prior approval from the Economic Development Board (EDB), with a minimum purchase price of MUR 6,000,000. At MUR 7.95M, this unit comfortably clears that minimum. It does not, however, clear the separate residence-permit threshold (an indicative USD 375,000), so it’s worth setting expectations early with a buyer who’s asking about residency rather than just a purchase. On top of the purchase price, registration duty for non-citizen buyers is 10%, effective from 1 July 2026 under the Finance Act 2025. That said, Mauritius levies no annual property tax, no wealth tax and no capital gains tax on individual owners.
